Ideal target profile (ICP)

Who to actually email. Anything outside this list = noise.

  • Brokerage size: 5–30 active agents (not solo, not enterprise).
  • Geography: US — start with Texas, Florida, North Carolina, Arizona, Tennessee (lower CAC, less SaaS-savvy, more "spreadsheets-and-phone" culture). Avoid NY/CA boutique luxury for the first 3.
  • Title to target: Broker/Owner, Managing Broker, Operations Manager, Team Lead. NOT individual agents.
  • Tech signal: their website looks like 2014, they list a "Google Drive folder" or "Excel template" anywhere on social.
  • Disqualify: already uses Salesforce, has an in-house dev, charges agents a "tech fee" ($150+ desk fees usually means they already pay for kvCORE).
How to find them in 30 min/day:
  1. Google: "keller williams" OR "exp" "broker owner" "dallas" site:linkedin.com
  2. LinkedIn search: "Broker/Owner" + filter by city, 2nd connections, company size 11–50.
  3. NAR member directory (free): filter by state + designation "ABR".
  4. Facebook groups: "Real Estate Broker Owners", "Lab Coat Agents".

Cold email v1 — first touch

Sequence: email → LinkedIn DM 2 days later → email follow-up 4 days later.

Discovery call — 20-min agenda

Run this from a Google Doc on a second monitor. Take notes live.

  • Min 0–2 — Warm up & frame. "Thanks for the 20 minutes. Here's how I'll use it: 10 min I ask about your week, 5 min I show you what we'd build, 5 min Q&A. Cool?"
  • Min 2–5 — Current stack. "Walk me through how a new lead comes in today, from the first inquiry to a closed deal. Every tool you touch." → Listen for pain words: "annoying," "manual," "we always forget," "spreadsheet."
  • Min 5–8 — The spreadsheet question. "What's the one spreadsheet your team can't quit, no matter what CRM you've tried?" → This is gold. This is what we build first.
  • Min 8–11 — The cost question. "What are you paying monthly for software right now, across everything?" → Almost always $500–$1,500/month. Math: "So $9k–$18k/year for tools you 12% use. Our build is one month of that, forever."
  • Min 11–15 — Show the demo. Share screen, walk through tenfold.studio/demos/luxury (or whichever fits closest). Narrate: "This was 7 days for a boutique in Miami. Yours would have these screens but tuned to YOUR pipeline stages and YOUR commission splits."
  • Min 15–18 — The offer. "$999 flat, 7 days, money-back if you don't love it. 50% today, 50% on delivery. 2 of 3 founding spots left. You want one?"
  • Min 18–20 — Close or schedule. If yes → send Stripe payment link in the meeting + Typeform discovery doc. If "let me think" → "Totally — when's a good day this week for me to follow up?" (NEVER "I'll send some info" — schedule the next touch in the call.)

Daily cadence — 60 min/day to fill 3 spots in 30 days

  • 20 min — Source. 15 new ICP brokerages into a Google Sheet (name, email, LinkedIn URL, brokerage URL, city, agent count).
  • 25 min — Outreach. 15 cold emails (template 02) + 10 LinkedIn DMs (template 03) to people you contacted 2 days ago.
