Ideal target profile (ICP)
Who to actually email. Anything outside this list = noise.
- Brokerage size: 5–30 active agents (not solo, not enterprise).
- Geography: US — start with Texas, Florida, North Carolina, Arizona, Tennessee (lower CAC, less SaaS-savvy, more "spreadsheets-and-phone" culture). Avoid NY/CA boutique luxury for the first 3.
- Title to target: Broker/Owner, Managing Broker, Operations Manager, Team Lead. NOT individual agents.
- Tech signal: their website looks like 2014, they list a "Google Drive folder" or "Excel template" anywhere on social.
- Disqualify: already uses Salesforce, has an in-house dev, charges agents a "tech fee" ($150+ desk fees usually means they already pay for kvCORE).
